Answers to Frequently Asked Property Owner  Questions

Q. How quickly will you be able to get my property rented?
A. Depending on the market - I start advertising once I receive notice from the tenant, showing 2 weeks before move out


Q. How will you screen my tenant?
A. Background check and credit for each applicant age of 18 or older.  Employment verification and rental verification will be completed.  Applicant must have at least 2 years of rental verification and sufficient credit or they will need a co-signor


Q. Can you please send me the tenants credit report?
A. We can discuss the application, but I do not send tenant's credit report to anyone for privacy laws


Q. How soon will my new tenants be moving in?
A. After application approval - applicants have 24 hrs to pay the reservation deposit, which will be in the amount of 1 months rent.  Should applicants pay reservation deposit then decide not to move in, that deposit becomes nonrefundable.  Applicants must take possession no later than 14 days after approval of application.


Q. How do you handle repairs?
A. I will be authorized to spend up to $500.00 on necessary repairs without owners approval.  If amounts are higher, I will get at least 2 estimates - send them to owners for approval.  Owners will then send the money via portal/check to Custom Property Solutions, LLC so vendors can be paid once job is completed.

Q. Can I do my own repairs?
A. You can if you choose, but would have some recommendations when communicating with tenants.

Q. My property needs some work before a new tenant can move in. Can you help?
A.  Yes, I can help.....I  have all necessary vendors that I have worked with for many years and will find new ones if necessary to get the job done.   They all have necessary insurance (workers' ocmp I will complete property checks for updated work and vendors know to send photos as job progresses

Q. When do I get my rental proceeds?
A. I pay owners on the 10th of each month

Q. What if my tenant doesn’t pay?
A. If tenant does not pay, 3 day notice of pay or quite is hand delivered, sent via email and mail.  If at that time, tenant still does not pay - I will start dispossessory proceedings by filing with the court by the 9th of the month
